Managed Properties

We have over 50 clients around the world and have developed and opened themes such as an upscale casual steakhouse, a white tablecloth American restaurant, a casual Italian restaurant and an island themed full service restaurant.

Our management team has decades of experience with major international restaurant operators such as; Planet Hollywood, House of Blues, Ritz-Carlton and Darden Restaurants. Our proprietary controls, new development process, budgeting programs and training techniques have been tested and proven with both national and international clients over 20+ years.

Managed Properties

RPI has had successful partnerships with Saks Fifth Avenue, with a chic, upscale casual concept for their Florida Mall store in Orlando, Avatar Development Corporation with three restaurant operations in the Active Adult Community of Solivita in central Florida, Westgate Resorts, with an upscale casual steakhouse in Park City, Utah, Burton Carol Management, a Cleveland, Ohio based Developer with three beach-themed restaurant operations in Treasure Island, Florida and Old Port Cove Holdings, creating a multi-faceted marina complex in North Palm Beach, Florida.

RPI_Managed-Properties-04At our most current project, RPI has created and operates a multi-themed casual dining concept called Sandpiper’s Cove, only steps from some of the largest yachts in South Florida.

Included in the 14,000 square foot waterfront building are an 85 seat casual dining restaurant, two full-service bars, a special events facility with seating for 100 and an Express operation for quick purchases.

The Wheelhouse restaurant has 20 dollars per person check average and serves lunch and dinner daily. The Lakeshore Room can accommodate banquets, meetings, weddings and parties, all with stunning views of the water and multi-million dollar yachts.

Owned Properties

Restaurant Partners has garnered a superb reputation as one of the country’s best “boutique” restaurant companies. Inc. Magazine has twice recognized RPI as one of the 500 Fastest Growing Private Companies in America, and our restaurants have won numerous local and state-wide awards.

Renowned for its consulting work, in 1998, Restaurant Partners began buying restaurant properties for its portfolio. Beginning with the acquisition of a four-unit chain of upscale casual restaurants in Central Florida, RPI has gone on to develop and own multiple concepts including, Market Street Cafe, Dixie Dave’s Fish Camp, Upper Crust Pizza Café and

Grille 29.

Fish Tank 12.1.16Grille 29 is an award-winning, upscale casual steak and seafood concept. With a 230 seat location in Huntsville and the opening of a 280 seat restaurant in Birmingham in 2015, Grille 29 has captured the favor of the entire state of Alabama. A perennial winner of “Best of Huntsville”, in 2013 Grille 29 was also named “Best in Alabama” by Trip Advisor and voted one of the “100 Best Places to Eat in Alabama Before You Die”.

Restaurant Partners also owns and operates a fast-casual Italian concept called Upper Crust Pizza Café. Designed to fit into hotel lobbies, small center spaces, and food courts, Upper Crust delivers a high-quality offering to the pizza market. Fresh dough, hand-crafted daily from our proprietary recipes along with the freshest toppings, have made Upper Crust a fan favorite on Disney property in Orlando as well as throughout Florida.

ice-cream sodas you’ve ever tasted are some of the specialties of this family-friendly concept.

As a licensee of the famous Earnest Hemingway hangout in Key West, FL, RPI has taken a bit of the Keys slightly North to Daytona Beach. Featuring giant sandwiches like one lb. BLT, lobster grilled cheese, and a surf-n-turf burger, Sloppy Joe’s appeals to a wide demographic audience. Alcohol, like our 20 oz,

5-shot fishbowl comprises 30% of sales, while proprietary retail items make this concept a hot item in waterfront vacation and tourist destinations.

Concept Developement

We’ve got the resources, the experience and the systematic approach to take an idea from scratch and bring it to life. With your vision, we can help you develop target positioning, financial projections, kitchen equipment and design, uniforms, tabletops, recipes, menus and cost controls.

We have extensive pre-opening training programs, a solid set of policies and procedures for both staff and management and can even screen and help hire your entire restaurant team. On an ongoing basis RPI can run day to day operations for absentee owners, hoteliers, developers or operators who choose to distance themselves from a daily focus.

Some of the successful concepts we have developed over the years including;

White Tablecloth Steakhouse
